If you are eligible as per the NATA Eligibility Criteria, then you can give NATA Exam & if you qualify, You will definately get admission in college under B.Arch Course.
NATA Eligibility Criteria-
10+2 or equivalent exam- Minimum Marks(50% marks), Compulsory Subjects(Mathematics).

your rank must be below 500 and your score must be above 150 to get this st JJ college of architecture as it is a top college . this is for the general category and a non- maharashtrian candidate.

the 65 percentage is not a big deal if you could get good score in NATA its managble
Average is 145+
But the admission is not only based on Nata.
There is an Average of Your 12th Marks and Nata Score Your Nata score is divided by 2 and

Since your marks is not enough ie 63% only. If you are not from CBSE board , if you are from Bihar or jharkhand board then may you are eligible to take admission. You have to secure top 20

yes there are colleges that give admissions based on the MHT-CET ranks instead . but , the priority will always remain more for the nata rank holders . it is better to attempt nata also .
